DESIGN | drafting + style

Design and inspiration are important to us. We work with you to draft floor plans for your new build or renovation. This is where we get to know the ins-and-outs of how you live and function in your home.

PRE-CONSTRUCTION | site prep + initial selections

After you have signed a contract with J Manifold we begin to work on the detailed scope, selections, and further breakdown the cost of your project.

services included during pre-construction:

  • finalize floor plan

  • finalize interior + exterior elevations

  • finalize project scope

  • finalize project estimate

  • breakdown of all design selections

  • mechanical + electrical + lighting plans

  • permitting

  • site prep + excavation

 
 

CONSTRUCTION | executing the project

At JMC we take a team-approach. During the Construction Phase each project is assigned a Superintendent, Project Manger, and Lead Designer. Attention to detail and quality construction is our priority during this phase.

services provided during construction:

  • demolition

  • coordinate sub-contractors

  • in-person on-site attention

  • regular meetings with Design team to assist with selection decisions

  • provide multiple options for each design selection within your budget and style

  • source electrical and plumbing fixtures

  • walk you through interior and exterior selections

  • construction schedules (plumbing, tile, paint, etc.)

  • custom millwork

  • install mirrors and accessories
